SAGE ANNOUNCES SECOND QUARTER 1999 DISTRIBUTION

SAGE is pleased to announce that a distribution of $0.28 per trust unit will be payable on July 29, 1999 to unitholders of record on June 30, 1999. This equates to a 9.1% annualized yield based on the current market price of $12.30. It is anticipated that distributions for the remainder of 1999 will continue at this level.

Unitholders of SAGE can acquire additional units by participating in the Distribution Reinvestment Plan. The Plan enables unitholders to reinvest their quarterly distributions in additional units of SAGE thereby achieving the benefit of compounding terms. In order to take advantage of the Plan, unitholders should contact their investment advisor or Middlefield.

SAGE trades on the Toronto Stock Exchange under the symbol "BBB.UN".
